J Justin Wiechart Your Home Leader

First-time buyer hub

Your first home is closer than you think.

First-time buyers are my favorite clients: they bring dreams, questions, and a little fear, and they leave with keys and confidence. This hub answers the fears first. Is it overpriced? Am I doing this in the right order? What am I missing about the property? Yes, yes, and here is the checklist. You will know exactly what to do, when, and why, before you make your first offer.

Four myths holding you back

What first-time buyers get wrong.

"I need 20% down or I cannot buy."

False. Florida buyers use a range of programs, from conventional loans with smaller down payments to government-backed options. In the right plan, a modest down payment buys a great first home.

"I should wait until I can buy my dream home."

False. A first home is a step, not a finish line. It builds equity, locks in your monthly cost, and sets you up for the move-up later.

"The asking price is the price."

False. Price is where the conversation starts. My job is to show you what the evidence says a home is actually worth, so you negotiate from fact, not feeling.

"Buying is too complicated for me."

False. It is complicated, and that is exactly why you bring a leader. You provide the decisions; I provide the order, the calendar, and the answers.

Where to spend your energy

Four things that actually matter.

Get pre-approved first

Before you look at a single home, know your number. Pre-approval tells you what you qualify for and makes you a serious buyer the moment the right home appears.

Choose the zip code, then the house

Neighborhood, commute, and schools last longer than any finish in a house. We sort the areas before we sort the listings.

Know your monthly cost

Payment, taxes, insurance, HOA, utilities. I build the real monthly number, not the one the mortgage calculator shows.

Do your due diligence

Inspection, title, flood zone, HOA rules. The checklist exists so your excitement never outruns the facts.

"We were first-time buyers juggling a lot: work, kids, and the chaos of life. She met us with patience, grace, and unwavering dedication, and she never pushed us toward anything that did not feel right."

Before the first showing

Start with a no-pressure conversation.

Tell me where you are: still saving, pre-approved, or just curious. I will tell you honestly what the next step is, what it costs, and how long it takes. And I will never push a decision you are not ready to make.
