Market report

What the Central Florida market is telling us, right now.

This report is my honest read on the markets I work every day: luxury and lakefront real estate across Central Florida, plus the family-home corridors that anchor the region. I do not chase monthly headlines; I watch the evidence: pricing behavior, days on market, and what buyers in each tier are actually doing. For a current, property-specific answer, ask me directly and I will pull the comps with you.

Four signals I am watching

The patterns that keep repeating.

Timing is a strategy

In the luxury and lakefront tiers I work, the right listing week and the right pricing strategy matter more than the calendar month. Homes priced to their evidence sell on schedule; homes priced to hope sit.

Water still wins

Across Central Florida, deep-water lakefront and chain-of-lakes access remain the most durable premium in the market. Buyers pay for sunset views, private docks, and boating freedom because those cannot be manufactured.

The family market stays steady

Move-up families in strong school zones keep the mid-market active year-round. Sellers who prepare their homes and price with comps are consistently rewarded.

New construction reshapes edges

New communities on the western and northern corridors are absorbing relocating buyers, which keeps the resale value story in established neighborhoods strong.

The waterfront read

Lakefront is a different asset class.

A lakefront home is priced on three things a normal home never considers: the water access (deep water, canal, or shallow cove), the dock and seawall condition, and the views from the living spaces. Two identical floor plans can differ by hundreds of thousands of dollars on those three facts alone, which is why my pricing work on waterfront starts with a site visit, not a spreadsheet.

Buyers in this tier move carefully and deliberately. They want their questions answered the same day, their due diligence organized, and a leader who can tell them the truth about a property before they invest in it. Sellers who prepare the dock, clean the seawall, and stage toward the water routinely outsell the ones who list first and think later.

If you're selling

What's working now

  • Price to the evidence on day one. The first 14 days on market set the story.
  • Prepare before listing: inspections, roof and dock condition, insurance clarity.
  • Market to the waterfront story: the views, the dock, the lifestyle, not just square footage.
  • Hold your line with data when the low offer arrives.

If you're buying

Where the leverage is

  • Established neighborhoods with rare inventory hold their value best.
  • Waterfront due diligence is the whole game: insurance, dock permits, water access, flood zone.
  • Move when the numbers work, not when the headlines feel dramatic.
  • A pre-approval and a clear checklist mean you can act the day the right home appears.
